retained CIVIL CONSULTANTS to provide engineering design and structural services
to demolish the former health club facility located on Route 1 by-pass in
Kittery
,
Maine
to construct a new residential/commercial facility on the site.
The building design includes 3,865 square feet of commercial space occupying the
first floor and eight residential units of 8,600 sq. ft. each on the second,
third and fourth stories. Thirty
three parking spaces are provided for the facility.
Traffic flows were revised to one-way in and one-way out with a narrowed
entrance and an exit onto Bridge Stree. Access
for parking at the commercial entrance utilizes a portion of the Route 1
by-pass, with all parking contained on the site.
Construction began in spring of 2006 and was completed by
fall of 2007. (05-477)

Oil Corporation Convenience Store Conversion

CIVIL
CONSULTANTS prepared site design for conversion of an existing service station
into a new Convenience Store for Irving Oil Corporation on Route 1 in
York
,
Maine
. CIVIL CONSULTANTS worked in
conjunction with
Irving
design staff in preparing site plans and building drawings for the project.
The firm assisted
Irving
with obtaining a Route One Use Permit from the Town of
York Planning Board
. The project required coordination
of new utilities, landscaping, signage, and entrances with a new Hannaford
development adjacent to
Irving
. Work involved driveway revisions
onto Route One, a new secondary access drive at the rear of the property, new
sewer connection, revised site grading and drainage design, a new landscaped
island along Route One, screening along abutting property and limiting the
amount of paved lot coverage to the existing percentage.
CIVIL CONSULTANTS also provided periodic construction services to
Irving
during the renovation project. The
project was completed in November 1999.

Green Subdivision
Porter
Holdings, Inc. retained CIVIL CONSULTANTS’ surveying and engineering design
services to develop an approximately 27-acre parcel of property in
Berwick
,
Maine
into a 43 residential house lots and three commercial lot subdivision.
CIVIL
CONSULTANTS (CC) performed topographic and boundary survey, site design,
permitting and construction services. This
development required the expansion of municipal streets and appurtenant
facilities, municipal water and municipal sewer.
This
project consisted of associated infrastructure including approximately 3,100
linear feet of roadway.
Stormwater
and drainage control was accomplished with the construction of 4 detention
ponds, 4 quality control structures, and 1 drainage swale with a level spreader.
CC
assisted the Turner Porter Holdings in obtaining local and state approvals for
the project including the Department of Environmental Protection. (04-522-1B)
Penny
Pond Subdivision
The
Penny Pond Subdivision was designed by CIVIL CONSULTANTS’ surveying and
engineering divisions. This project
consists of a residential subdivision project located off
School Street
,
Pine Hill Road
and
Sullivan Street
in
Berwick
,
Maine
consisting of 46.8 acres.
This
project consists of 38 attached single family residential units in seven
separate buildings and 24 single family house lots. Approval
was obtained for 10 house lots in an earlier phase of this division.
Approximately
1,500 feet of road has been constructed along with associated drives and parking
for the residential units.
The
project will be serviced by public water, municipal sewage, Central Maine Power,
telephone and cable.
CC assisted in all town approvals for the
subdivision based on Berwick Planning Board’s Subdivision Regulations.
CC
assisted in obtaining local and state approvals for the project.
At this time approval is pending from the Department of Environmental
Protection for the final phase of this project.

The Town had major improvements planned for this facility,
including a new elevator
and a new en
trance to the gym consisting of exterior stairs, sidewalk, and ramps
to provide ADA accessibility. CIVIL
CONSULTANTS provided survey, site and structural services to Joy and Hamilton Architects.
We performed structural analysis and design for new roofs and made interior improvements
to locker rooms, the concession stand, music room, cafeteria/food preparation
area, and public restrooms. Construction was substantially completed in January

Old Orchard Pavilion
The Salvation Army

Projects involved the demolition of an existing amphitheater
and seating area and the construction of a new 1,650-seat open-air pavilion
including stage, walkways, and amenities. CIVIL CONSULTANTS provided planning
and permitting assistance, grading, drainage, and utilities designs, access
walkways with consideration for ADA requirements, and construction services. Our
work was performed in concert with Elliott Associates Architects for the
building design and with Hussey Seating Company for the seating arrangements and
sight lines for the stage. (Client, The Salvation Army)
Hussey Seating Company
Facility Expansion
North Berwick, Maine
Hussey
Seating Company of North Berwick experienced significant growth during the 1990s,
and in 1999 constructed a new office building at their facility. CIVIL
CONSULTANTS began work on the project in 1998, preparing topographical and
boundary surveys in support of facility planning and capitol improvements. We provided engineering services to Hussey in conjunction with JSA
Architects of Portsmouth, NH, providing building design for the
project. Site designs included design of new parking facilities, new access
roads, upgrade of water and sewer lines, new stormwater management
infrastructure, new sidewalk and curbing, and site lighting. We provided local permitting services to assist Hussey in obtaining Site Plan
Approval from the Town of North Berwick, and we provided periodic
construction services. Construction of the new facility was completed
in the fall of 1999. (Client, Hussey Seating)
Tanger I Factory Stores
Shopping Center
Kittery, Maine
This
project
involved site development and state and local permitting of an eleven-tenant
50,000 square foot shopping mall on U.S. Route 1. Traffic analysis and design
involved entrances and exits onto Route 1 and Wilson Road, and the signalization
of the Route 1-Wilson Road intersection. Traffic engineering was provided
through the services of John L. Murphy, P.E. and required coordination with the
Maine Department of Transportation and the Town of Kittery. We also provided
architectural and
